Location: This ranch is located in northern Coleman County, approximately 12 +- miles northwest of the town of Coleman and 3 miles east of Hwy 84 down County Road 468. Description: The Walking Three Ranch was once a part of the Joseph Phillip Morris Ranch land that was established in 1883 in Coleman County. This original Morris Ranch was 100,000+ acres in size and was divided among J.P. Morris six children in 1922. The Walking Three Ranch is unique because it lies along the southern shore of Lake Coleman and has 2 +- miles of deep water frontage. This scattered oak shoreline also features a mildly sloping elevation change of 150 feet. A top the oak-lined ridge are numerous, beautiful building sites overlooking the lake, with views for miles. Lake Coleman was impounded in 1966 with maximum water depth of 48 feet and has a surface area of approximately 2000 acres. The Texas Parks and Wildlife rate Lake Coleman for Largemouth Bass, Hybrid Striped Bass, and Flathead Catfish as good to excellent and Florida Bass were introduced in 1985. The Walking Three Ranch is ideal for the hunter or cattleman and is fenced and cross fenced into 6-7 pastures. It has 350 +- acres of cultivation scattered throughout, with fields ranging in size from 35 to 100 +- acres making it ideal for food plots for wildlife or winter wheat for cattle. Elevation changes from 250 +- feet can be found across the ranch.

Water: This ranch features 2 +- miles of Lake Coleman frontage and 26 +- stock tanks. In addition, Buck Hollow Creek is located on the southern end of the ranch and runs for approximately 1.5 +- miles within the ranch. Turtle Bayou meanders from the southern end of the ranch to northeast for 2.5 +- miles within the ranch. Turtle Bayou and Buck Hollow Creek are flowing, wet weather creeks surrounded by large Pecan and Live Oak trees. Water Can be found in large pools along them during more dry seasons. There are numerous potential lake sites scattered throughout the ranch for the addition of more surface water if desired.

Improvements: The main ranch house is approximately 3,000 square feet, and has 4 bedrooms, 2 baths, a large great room, a separate bar area and a fireplace. It is located near the entrance of the ranch and was remodeled in 2002. The ranch house has central heat and air, and water is provided by Coleman County Water SUD. Flooring throughout the house consists of carpet and tile and there is a large metal carport near the house. A fence encloses the yard where a large, Live Oak tree shades the BBQ pit area barns and storage shed. The majority of the ranch improvements are located near the front entrance of the ranch. There is a secondary set of working pens located on the east side of the ranch.

Wildlife: This area of Coleman County is known for producing some large quality whitetail bucks as well as good population of dove, quail and turkey.

Vegetation: Mesquites, Oak trees, Pecan trees, Bee Brush, Cat Claw, Algerita and Sumac trees.

Minerals: Seller will convey half of Sellers owned minerals.
Taxes: The ranch is under Ag valuation.
